A beautifully staged kitchen with white cupboards and countersA beautiful and functional kitchen ranks high on the list of wants of real estate buyers. If you're thinking about selling your Mississauga house or condo, staging your home - especially your kitchen - can make the difference between a quick sale and one that lingers.

Here are 12 home staging tips to help you highlight your kitchen's best features:

1. Have your kitchen professionally cleaned

Hiring a professional to thoroughly clean your kitchen is one of the best investments you can make when preparing your home for sale. Not only will it get things sparkling clean, but it will free up your time to declutter the rest of your home.

2. Consider fresh paint

A fresh coat of paint provides a great bang for your buck. Choose a colour that complements your counters and cabinets, and brightens up your space.

3. Keep windows clean and clear

Make sure to clean the inside and outside of your kitchen’s windows so that dirt and grime don't darken your space. If you have heavy window coverings, consider removing them altogether or keeping them open during showings.

4. Clear off your kitchen surfaces

A toaster and coffee maker are just about the only small appliances to keep on your counters. Everything else can be tucked away to keep kitchen surfaces looking clean and clutter-free. The same can be said for your fridge too. This is a good time to tuck away any art, menus or extra magnets.

5. Organize the inside of your cupboards

Potential buyers are going to look inside your kitchen cupboards. If they are overflowing and disorganized, it may give the sense that your kitchen is lacking storage space. To combat this perception, pack up and store any items that you don’t use and make sure that your cupboards are tidy and organized.

6. Organize the pantry

A pantry is another top-selling feature for many home buyers and one that you should pay attention to when staging your kitchen. This is a good time to organize your pantry, throw out any expired items, consolidate open packages and store extra goods to maximize your space.

7. Be mindful of odours

Nothing turns off a potential buyer faster than a bad smell. Before you open your home to showings, give your kitchen a sniff test to ensure that visitors can’t smell last night’s dinner or your compost bin.

8. Hide sponges and soaps

Tuck your old dirty sponges, brushes and dish soap containers under the sink and replace them with nice-looking soaps and lotions on a tray.

9. Accessorize the stovetop

A pretty pot or kettle on the stovetop is a welcoming touch. Just be sure to choose one that is in perfect condition — your scratched and dented pans should stay hidden in your pot drawer.

10. Display new tea towels

Be sure to add new tea towels to your kitchen staging shopping list. They are a great and cost-effective way to add a splash of colour and pattern to neutral-looking kitchens.

11. Set out fresh fruit

While you are out shopping, fill your cart with fresh, colourful fruit to display in a bowl on your counter or kitchen table.

12. Bring in fresh flowers or greenery

Just like a bowl of fruit, freshly cut flowers and greenery will add colour and cheer to your kitchen. Best of all, you don’t have to spend a lot. Daisies or tulips are inexpensive and available from the grocery store, as are potted herbs for the window sill.

Staging your kitchen doesn’t have to be overly expensive or time-consuming. All you need is a critical eye, some elbow grease and a few moving boxes to pack away unused items. The advice of an experienced realtor can also be very helpful in understanding the staging process and what home buyers are looking for.
